I own a property in Sri Lanka and I have acquired nationality in a foreign country. I am not a dual citizen. Will I lose my land?

No. nothing will happen to your land. You can enjoy it, lease it, gift or transfer it at your will.

I am a non national and want to gift my property in Sri Lanka to my son who is also a non national. Is this possible?

Yes, you may gift the property to your non national son who is considered your “next of kin” .

Can I buy a property in Sri Lanka in my name?Yes, and No.

Yes, you may buy only a condominium property. You can’t buy a property apart from a condominium.

What steps should I take to safeguard my rights on an immovable property in Sri Lanka?

Present law as amended provides ample safeguards for illegal transactions. These include placing the thumb impressions of the Seller and Buyer on the Deed and retaining photographs of Seller and Buyer by the Notary. Having said that, there are other steps you can take to prevent any misuse.

2. Secure the property with permanent boundaries and a locked gate.
3. Do not give copies of Deeds and Plans to prospective buyers. Instead pass them to his lawyer through your lawyer.
